Two of Dubai Immo's three career victories have come at Chelmsford, and that is not a coincidence — that is a pattern. From seven races at that track, it has won twice, which works out at nearly 1 in every 3.5 visits. For a horse that wins about 1 in 14 races everywhere else, Chelmsford is clearly somewhere it feels at home. The most recent of those wins came on 3 April 2025, so the memory is fresh. If you were going to back this horse anywhere, that is your starting point.

The other thing that lifts Dubai Immo above its overall record is what happens when the distance stretches out. Over 1 mile 6 furlongs to 2 miles, it has won 1 from 4 races — that is a 25% win rate, which is genuinely strong. Most horses that win 7% of the time overall do not suddenly become a quarter-chance at certain distances, but this one does. It also prefers normal ground, winning 3 of its 23 races in those conditions — 13%, almost double its overall rate — so it wants the track playing fair rather than wet or firm.

The one cloud over all this is that Dubai Immo has gone six races without a win and its recent finishing positions — seventh, twelfth, eighth, fifth, tenth, seventh — do not suggest a horse about to turn the corner. It is competing mostly at the lower end of the class ladder, and it has not managed a single win at that level across 21 attempts, which tells you it often finds a way to come up just short against horses it ought to be matching. It raced just yesterday, so fatigue is a real factor.

But bring it back to Chelmsford, on a normal surface, over a staying distance, and suddenly there is a real horse here — one that has already proved it can win in exactly those circumstances.
